Signs Your Home Is Aging Normally (And Signs It Isn't)

Living in the Salt Lake Valley is beautiful, but our unique climate, with bone-dry summers and snowy winters, puts a lot of stress on homes. If you have ever noticed a new crack in the drywall or a door that sticks during one season but works normally during another, you may have wondered whether it is normal aging or something more serious.

As a licensed and insured B100 General Contractor, we've seen everything from harmless settling to issues that needed immediate attention. Here are a few ways to tell the difference.

1. Seasonal Door and Trim Movement

Many homes in parts of Sandy, Riverton, and surrounding areas are built on clay-rich soils that can expand and contract as moisture levels change throughout the year. Seasonal temperature and humidity swings can also affect wood framing and trim.

What's Normal

  • A door that sticks slightly during part of the year and then returns to normal

  • Small gaps appearing where trim meets walls, floors, or ceilings

  • Minor seasonal changes that remain relatively consistent year to year

When to Pay Closer Attention

  • A door that suddenly will not latch

  • Noticeably widening gaps around door frames

  • Multiple doors throughout the home falling out of alignment at the same time

These changes may warrant further investigation, particularly if they continue to worsen.

2. Normal Caulk Shrinkage vs. Failed Caulk

Caulk helps seal out water and air, but it is a maintenance item that eventually wears out.

What's Normal

  • Thin separation lines developing over time

  • Minor shrinkage as older caulk loses flexibility

  • Areas that simply need routine replacement after years of service

When to Pay Closer Attention

  • Cracking, peeling, or missing sections of caulk

  • Discoloration or persistent moisture around the joint

  • Water staining near tubs, showers, windows, or backsplashes

Failed caulk can allow water to reach areas that were intended to stay dry, potentially contributing to moisture-related damage if left unaddressed.

3. Cosmetic Cracks vs. Structural Concerns

Cracks are one of the most common homeowner concerns, but many are completely normal.

What's Normal

  • Very thin drywall cracks along seams

  • Minor cracking associated with normal settling

  • Small cosmetic imperfections that remain stable over time

When to Pay Closer Attention

  • Diagonal cracks extending from doors or windows

  • Stair-step cracking in masonry or block walls

  • Cracks that continue widening or spreading over time

These signs do not automatically indicate a structural problem, but they are worth monitoring and evaluating if they continue to progress.
