1. Seasonal Door and Trim Movement
Many homes in parts of Sandy, Riverton, and surrounding areas are built on clay-rich soils that can expand and contract as moisture levels change throughout the year. Seasonal temperature and humidity swings can also affect wood framing and trim.
What's Normal
A door that sticks slightly during part of the year and then returns to normal
Small gaps appearing where trim meets walls, floors, or ceilings
Minor seasonal changes that remain relatively consistent year to year
When to Pay Closer Attention
A door that suddenly will not latch
Noticeably widening gaps around door frames

2. Normal Caulk Shrinkage vs. Failed Caulk
